To provide Detroit with efficiently planned and affordable single-family housing that builds generational wealth and encourages sustainable and future-forward communities

Specifically designed housing that uses the standard 30x100 lot in multiple typologies to bring a wider population into homeownership. Diversity of formats creates more vibrant neighborhoods that enable multiple socioeconomic backgrounds to coalesce as a community. Evergreen aims to use contemporary and sustainable building methods along with efficient and passive design to decrease the cost of entry and lifespan running costs to single family housing for Detroit. Each structure is designed to capture as much sunlight as possible with south-west facing window apertures, side yard activation to allow for sunlight wells between structures.

Our goal is not just to build new housing in Detroit but to bring neighborhoods back to life using the 5-minute neighborhood model. We believe the first step in taking vacant blocks into the future as thriving, sustainable neighborhoods is to create housing density and long-term non-transient residents through home ownership.

Detroit’s sprawling landmass makes for a unique case to rethink neighborhoods which shrink the vastness of the city into smaller communities. The 5-minute neighborhood aims to reduce car dependency, bolster public transit and pedestrian friendliness, and encourage small business and entrepreneurship, all while giving residents the necessities of daily life within a short walk radius. The first piece to the puzzle in creating these neighborhoods throughout the city is to create single family housing, creating a demand and comps to validate future mixed-use developments.

Because we have focused specifically on Detroit neighborhoods and creating infill housing, our plans are tailored for the standard city lot. Each plan considers set-backs, street-wall activation, outdoor living, security, native landscaping, and natural light utilization. We’ve also worked with city planning to get each plan pre-approved to streamline the process of building, which means securing a permit will be simple and quick.

Future Modules

At its core, modular design is about creating standardized, repeatable components that fit together seamlessly. By designing homes around a consistent set of modules—whether wall systems, kitchen layouts, or room sizes—builders minimize complexity and streamline decision-making.

This standardization reduces the number of custom details that typically slow down construction, ensuring smoother coordination across trades and fewer errors on site. The result is faster assembly, less rework, and lower labor costs, proving that efficiency begins in the design phase long before construction starts.

Pilot Program

Our pilot program is a series of 7 homes to be built on DLBA sites as a proof of concept and are available as pre-purchase that prospective buyers can customize with choice of plan and finish & fixture package.
